Use License
Permission is granted to temporarily download one copy of the materials (information or software) from NaplesFlatFeeGuy.com for personal, non-commercial, transitory viewing only. This is a license, not a transfer of ownership. Under this license, you may not:

Sun Realty may make changes to website materials at any time without notice but does not commit to updating them.

Any claim relating to Sun Realty or NaplesFlatFeeGuy.com shall be governed by the laws of the State of Florida, without regard to its conflict-of-law provisions.

Flat Fee MLS Listings

7.1 All listing terms begin on the date of purchase.
7.2 All listing information—including paperwork, photos, and property descriptions—must be submitted via email.
7.3 Listing paperwork is provided and signed electronically by all owners or authorized representatives.
7.4 At least one front exterior photo is required by the MLS before a listing is activated.
7.5 Agent support is provided exclusively via email, phone, and text. Agents do not visit properties or attend showings, inspections, appraisals, or closing unless othe
7.6 Sun Realty will list a property once all required materials are received and the seller confirms in writing that the property is ready for MLS listing.
7.7 Sun Realty cannot guarantee or control how listings appear on third-party websites.
7.8 If a property closes after the listing term expires, the seller agrees to pay a fee to extend the listing.
7.9 All sales must be conducted through Sun Realty to maintain MLS data integrity. Properties may not be listed elsewhere or marketed as “For Sale/Rent by Owner” during the listing term.
7.10 Sellers must notify Sun Realty within 24 hours of a property going under contract or closing, providing the executed purchase agreement and settlement statement. Failure to do so may result in a fee to cover fines or administrative time incurred.
7.11 Sun Realty does not guarantee that a property will sell. Many factors—such as price, location, market conditions, and commission offered—are beyond our control.

Flat Fee MLS Listing Options

8.1 Basic Listing

Six-month listing term.

Up to 10  photos on the MLS.

Additional photo changes or listing edits after activation may incur fees.

No additional charge to change listing status (Active, Pending, Sold, Inactive).

Seller is responsible for all aspects of the sale; Sun Realty provides MLS listing only.

8.2 Pro Listing

Six-month listing term.

Up to 25 photos on the MLS.

No fee to change price or status.

Other post-listing changes may incur additional fees.

Seller is responsible for all aspects of the sale; Sun Realty provides MLS listing only.

8.3 Elite Listing (Full Service)

Six-month listing term.

Up to 40 photos on the MLS.

Includes one Comparable Market Analysis (CMA) upon request (not for rentals).

Unlimited open houses and listing changes (excluding photo edits).

Full agent support from listing to closing via email, phone, or text: offer review, negotiation, contract coordination, title work review, and closing assistance.

In-person agent support is available for an additional fee, agreed upon prior to listing.

Yard Signs
MLS rules prohibit any signs other than the broker’s sign. Sellers wishing to use a sign must purchase one from Sun Realty. “For Sale/Rent by Owner” signs are not permitted.

Refund and Cancellation Policy

10.1 Flat Fee MLS Listings
Listings may be canceled at any time provided the property is not under contract and all owners/representatives sign a cancellation form provided by Sun Realty.

10.2 Yard Signs and Lockboxes
Yard signs and Supra Keys will be collected within seven (7) business days after the listing is canceled or removed from the market.

10.3 Comparable Market Analysis (CMA)
Fees for Comparable Market Analyses are non-refundable. Not available for rental properties.

10.4 Other Listing Tools and Upgrades
No refunds are available for listing changes, additional photos, photo edits, open house additions, service upgrades, or listing extensions.
